What our key holding service includes

Keyholding on the Costa Blanca is usually sold as part of a letting package, and most owners do not need the package. They need someone local, insured and reachable who holds a key and goes to the property when something has to happen there. That is the whole service.

The core jobs are practical: opening the door to a tradesman, a meter reader from Iberdrola or Hidraqua or a delivery and staying up to an hour; meeting guests or tenants for check-in and check-out; walking through the property once a month, or after a gota fría (the autumn storms), and sending a photo report of every room, the terrace and the meters.

Before you arrive we air the flat, turn the water and electricity back on, switch on the fridge and the water heater and run the taps after months of standing. At the end of the season we do the reverse. If the comunidad de vecinos (residents' association) or the administrador de fincas (property administrator) sends a notice in Spanish, we read it, tell you what it means and reply for you if you ask.

How we store your keys

Every set we hold gets a numbered tag carrying a code, never an address, a name or a flat number. The record that links the code to your property is kept separately, and the keys sit in a locked cabinet in a locked office, not in a van.

Each time a key leaves the cabinet we log who took it, for which job and when it went out and came back. You get a receipt when we take your keys on and another when we return them against a signature.

We carry civil liability insurance, and any repair we do during a visit has the same 6-month written guarantee as every other job. We never copy a key without your written instruction, and a tradesman never gets a key to use alone.

How we work

• You send us the details by WhatsApp or email. Address, type of property, what you need and how the keys reach us: on your next visit, by registered post, or from your current key holder.
• We fix the price before anything happens. Key holding alone is 60-120 € a year; each visit has its own fixed price, from 25-40 € for a check with photos or letting in a tradesman to 30-50 € for a guest check-in, 35-60 € for arrival preparation and 45-80 € a month for a monthly check with key holding included.
• We visit, you get the report the same day. Photos, a short note and an invoice with IVA (VAT), payable by card, Bizum, transfer or cash. Repairs are quoted separately and done only when you agree.

What affects the price of key holding

Distance is the first factor: a flat in Alicante centre or Torrevieja is at the bottom of each range, an urbanisation twenty minutes from anywhere, like the far end of Orihuela Costa, at the top. The second is time on site: a one-bedroom flat is 25 €, a three-floor townhouse with garden, garage and two terraces 40 €. Letting a tradesman in is charged by the hour.

Monthly checks are cheaper per visit because we plan a route, and they include the key holding fee. Small jobs we find are charged at the normal handyman hourly rate, first hour 35-45 €, and only after you have agreed.

What we do not do, and who we send you to

We are not a letting agency. Listings, bookings, cleaning between every guest and payment collection are full holiday-let management, and we do not offer it. We do the physical part and work alongside the agency or the owner who handles the bookings.

We do not maintain gardens or pools, and we do not install or monitor alarms; private security in Spain needs a licensed company. No electrical installations or boletines, no gas, no air conditioning refrigerant either: for those we pass you to a partner we trust and can let the partner in.

The three places where most of our key holding customers own property each have a page with local detail. The people who hold the keys do the other work too, so a check can end with a cylinder change by our locksmith in Torrevieja or a morning of small jobs by the handyman in Alicante; everything we do is under all services.
