Key holding in Orihuela Costa: townhouses, gardens and a lot of guests
Orihuela Costa is a string of urbanisations built in the 1990s and 2000s along the N-332: Playa Flamenca, La Zenia, Villamartín, Cabo Roig, Campoamor, Los Dolses, La Florida, Las Filipinas, Punta Prima and Mil Palmeras. Mostly bungalows and three-storey townhouses with a small garden, awnings and fly screens, inside a comunidad (residents' association) with a communal pool, and almost every owner lives abroad.
That shapes the work. A key holder here spends more time on guest handovers and on things outside, a gate that will not lock, an awning left out in the wind, a dead pool fob, a garden tap left running, than anywhere else we cover. Inside it is the usual holiday-home list plus the summer kitchen blockage from guests pouring oil down the sink.
We hold the keys under a coded tag, log every movement and send photos the same day of every visit. The person who comes is a handyman, so the awning arm or the gate latch can be fixed while we are there, once you have agreed the price.
Guest changeovers in Orihuela Costa without an agency
Plenty of owners in Villamartín, La Zenia and Cabo Roig manage their own bookings and only need a person on the ground. We do the handover: meet the guests, hand over the keys and the pool fob, show them the shutters, awning crank, stopcock and water heater, and explain the comunidad rules. A check-in is 30-50 €.
At check-out we take the keys back, walk through every floor with the camera on and send you the photos before the next guests, which is what you need to claim against a deposit. Storms, sun and the gap between visits
Two things damage an empty townhouse here: the autumn storms and the summer sun. The gota fría in September or October fills terrace drains with pine needles, pushes water under the garden door and tears awnings left out. After heavy rain we go round within a day or two, photograph the terraces, the ceilings under them, the garage and the garden, and tell you if anything needs a plumber; our plumber in Orihuela Costa can usually be there the same day.
The sun is slower: an awning left out all summer fades and splits along the seams, fly screens go brittle, door seals shrink. On every check we roll the awnings in, slide every screen and note what is on its way out. The October close-down covers the rest: water off, water heater off, fridge emptied and propped open, awnings in, shutters down, garden tap off, post collected, and a last set of photos.
Locks, gates and the comunidad
Townhouses here have more doors than a flat: front door, garden gate, garage, storeroom, often a second entrance from the pool side. We check every one and tell you which locks are stiffening in the salt air. Between tenants, or when keys have gone missing with a guest, our locksmith in Orihuela Costa changes the bombín (lock cylinder) on the same visit, 40-60 € in labour plus the cylinder.
Comunidades here are large, often two or three hundred houses, with an administrador de fincas (property administrator) who writes in Spanish.
