Keyholding in Alicante: a city, not a holiday resort

Alicante is a working city with a university, a port and an airport fifteen minutes away, and the owners we hold keys for are as likely to have a 1970s flat in Carolinas or Benalúa rented to a Spanish family as a beach apartment in Cabo de las Huertas. The jobs follow: a tenant reports a leak and the landlord in Dublin needs someone to look; the comunidad de vecinos (residents' association) needs a signature on a Spanish form.

Then there is the beach side. Flats in San Juan and Albufereta are closed from September to June a hundred metres from the sea, where salt air seizes fly screen rollers, stiffens shutters and corrodes terrace door hinges. Villas in Vistahermosa and Cabo de las Huertas add awnings, shower screens and gardens.

Our keyholding service in Alicante covers both. The key holder is a handyman, so a check can end with the roller replaced or the lock lubricated, once you have agreed the price.

What we check in an Alicante flat, and why

In the older flats of the Centro, Carolinas, San Blas and Pla del Bon Repòs the risk is water: 1970s pipes, worn cistern seals and twenty-year-old flexi hoses. We run every tap, flush every cistern, look under the sinks and at the water heater, and photograph the meter so a leak shows up as a number first.

In San Juan, Albufereta and Cabo de las Huertas the risk is the sea. We test every shutter, fly screen, shower screen, terrace door lock and awning; anything that sticks gets lubricant and a note in the report. In every flat we collect the post, read any notice from the administrador de fincas (property administrator) and tell you in English whether a reply is needed. The photo report arrives the same day.

What key holding costs in Alicante

Alicante city is at the lower end of each range because distances are short; San Juan de Alicante, Mutxamel, El Campello and Santa Pola are covered at the same prices.

Arrival preparation timed to your flight

Alicante-Elche airport is twenty minutes from most of the city, so owners often land and are at the flat within the hour. If it has been shut since Easter that first hour is unpleasant: stale air, no hot water, a fridge that smells. Arrival preparation is one visit the day before or the morning of your flight: windows open, water and electricity on, water heater checked, fridge on, taps run, shutters up, and a photo.

If you tell us what you want in the fridge we buy it with the receipt. Arriving late, we leave the key with a neighbour or in a code box, or meet you at the door as a check-in, 30-50 €.

Tenants, tradesmen and the comunidad

For landlords with a long-term tenant in Alicante, key holding is mostly about access and witnesses. When the tenant reports a fault we go, photograph it and tell you whether it is wear and tear or damage and what it costs. When a tradesman comes we open the door, stay and lock up, 25-40 € up to an hour. At move-out we do the check-out with photos and, if you want, change the bombín (lock cylinder) with our locksmith in Alicante.

With the comunidad we do the Spanish. Alicante blocks from the 1960s and 1970s are forever voting on lifts, facades and downpipes, and an owner abroad who misses a meeting can be hit by a derrama (special levy). We read the convocatoria, tell you what is being voted on and, if you ask, speak to the administrador for you. Licensed trades go to a partner.
