Property maintenance on the Costa Blanca comes down to one question: who goes in when you are in Leeds, Dublin or Oslo and the neighbour says there is water under your door. What property maintenance on the Costa Blanca actually involves

A home closed for five months on this coast does not sit still. Limescale sets in the cistern and taps, flexi hoses corrode in the salt air, a shutter strap snaps at the first pull, the awning tears in the October storm and the fridge trips the circuit breaker. None of it is dramatic if noticed in week one. All of it is expensive if found in month five, usually by the neighbour below.

So the service is simple. We keep your keys in a signed log, go in once a month (or on the schedule you choose) and work through a checklist: stopcock and meter, taps and cisterns, hoses, water heater, fuse board, fridge, shutters, awning, terrace drains, damp, post. You get a photo report the same day, in English, with anything that needs attention and what it would cost.

Small jobs get done on the spot: a flexi hose, a cistern seal, a stuck shutter, silicone round the shower. Bigger jobs get a fixed price for you to approve from abroad. The handyman who checks the property is the one who fixes it, which is why there is one invoice and not three.

Key holding, arrival preparation and storm checks

Key holding. Keys stay with us, logged and receipted, never labelled with the address. We let in the meter reader, an engineer or a delivery for €25-40 per visit of up to an hour, and do check-ins for €30-50. Key holding alone is €60-120 a year, included in the monthly check. Arrival preparation. Two or three days before you land we open the water and power, run every tap clear, flush the cisterns, switch on the water heater and fridge, air the rooms and check the air conditioning starts (we do not touch refrigerant gas). €35-60, and you walk into a home that works instead of spending day one hunting for a plumber.

After a storm. When a gota fría or DANA goes through we visit the properties on our list within 48 hours: terrace drains, awning, shutters, water under doors, anything the wind has moved. Charged as a property check, €25-40, with photos the same day for the insurer before the claims queue forms.

End-of-season close-down. Water off at the mains, heater off, fridge emptied and propped open, awnings in, shutters down, meter readings noted. The reverse of arrival preparation, same price, and the best way to avoid a flooded kitchen in spring.

The figures are the same across our area. Repairs beyond the visit are charged at the handyman by the hour rate or the fixed price of the trade involved, approved on WhatsApp first.

Dealing with the comunidad, the administrador and the paperwork

Owning here comes with a comunidad de vecinos (residents' association), an administrador who writes in Spanish, and letterbox notices that matter: a water cut, a junta general vote, a leak the comunidad thinks is coming from your flat. We photograph anything official and tell you in plain English what it says and whether you need to act. If the comunidad needs access to trace a leak, we open the door and tell their plumber what we have already checked.

Every visit and repair goes on one invoice with IVA (VAT), in your name or your company's, which your gestor can use where expenses are deductible on a let. You pay by bank transfer from any country, or by card.

What this is not: full holiday-let management (listings, cleaning, payments), garden and pool, or alarms and private security, which need a licensed company. We work alongside the people who do those.

Where we maintain properties, and how far we travel

The core of our property maintenance work is the south of Alicante province, where most absent owners are: Torrevieja and its urbanisations (Los Balcones, La Siesta, La Mata), Orihuela Costa with La Zenia, Villamartín, Playa Flamenca and Cabo Roig, plus Ciudad Quesada, Rojales and Guardamar. An urgent visit takes 20-45 minutes.

From Alicante we cover the city, San Juan, Santa Pola and Elche. On the north coast we do monthly rounds in Calpe, Moraira, Jávea, Dénia and Altea, grouped so travel does not land on your invoice; an urgent visit there is 30-60 minutes. How much does property maintenance cost per month on the Costa Blanca?

A monthly check with photo report and key holding is €45-80 a month, depending on the property size and distance from our base. Repairs are extra, €35-45 for the first hour and €28-35 for following hours, approved on WhatsApp before they are done. No annual contract; you can stop any month.

What happens if you find a leak during the check?

We shut the water off, photograph the damage, send the report and a fixed price for the repair, and start as soon as you say yes. If the leak comes from communal pipes or the flat above, we contact the administrador in Spanish and the neighbour, so the comunidad's insurance takes over. You get the invoice and photos for your own insurer either way.

Is it safe to leave my keys with you?

Keys are kept in a locked cabinet, logged in a signed register with a receipt, and tagged with a code, never the address. Only the handyman assigned to your property takes them out, and every entry is logged. We carry public liability insurance (responsabilidad civil) and you can withdraw the keys at any time.

Can you prepare the property for guests or tenants, not just for me?

Yes. We do check-ins and check-outs for €30-50, hand over keys, show guests the fuse board, stopcock and air conditioning, and check the property with photos after they leave. We do not run the listing, cleaning or payments; for that you need a holiday-let manager.

Do you also work on the property between checks, for example painting or shutters?

Yes. Anything that needs no licence: painting, roller shutters, fly screens, awnings, taps and cisterns, locks, furniture assembly, hanging and fixing. Each job gets a fixed price for you to approve and lands on the same monthly invoice. Gas, electrical certificates, boilers and air-conditioning refrigerant are licensed trades we refer to partners.
