We reach any urbanisation in 20-40 minutes, key holding is 60-120 € a year, a check with photos 25-40 €, and we answer in English from 8am to 9pm every day.

Why key holding in Torrevieja is its own job
Torrevieja has more foreign-owned second homes than any town we work in: beach flats on Playa del Cura and Los Locos, 1980s and 1990s bungalows in Torreta, El Chaparral, Lago Jardín, San Luis and La Siesta, newer blocks in Nueva Torrevieja, Aguas Nuevas and Los Altos. Many sit inside pool communities where the keys are held by an agency with office hours, and the owner lands on a Friday evening.
The typical problem is not dramatic. A neighbour messages that water is coming through the ceiling from your flat. The comunidad de vecinos (residents' association) has sent a letter in Spanish about a derrama (special levy) and the deadline was last week. Each needs a person in Torrevieja with a key, some Spanish and a phone that answers.
People searching for property management in Torrevieja often find agencies that want the whole holiday let. If what you need is the practical part, a key, a monthly walk round, someone to open up for the plumber and a report on your phone, that is our keyholding service.
What a key holding visit in Torrevieja usually finds
Homes shut all winter in Torrevieja have their own faults. Limescale first: the water is hard, and a tap or a Roca cistern that has stood for five months will drip or stick. We run every tap, flush every cistern and, if the stopcock was left open, close it on the way out with a photo.
Strap shutters in the bungalows are the second: the strap frays while the shutter sits down all winter and snaps on the first morning of the holiday. We test every shutter and tell you which strap will not last, so our roller shutter repair in Torrevieja can replace it before you arrive, usually for 35-60 €. Salt air does the rest: stiff terrace door locks, seized fly screen rollers, dry awning arms.
The photos go to you the same day, with a note of anything we would fix and what it costs. A small job can be done on the same visit at the normal handyman rate in Torrevieja, once you have said yes to the price.

Guests and tenants in Torrevieja without you being there
A lot of Torrevieja owners let their flat to family, friends and a few paying guests through a platform. We do the handover: meet the guests, hand over the keys and pool fob, show them the shutters, water heater and stopcock, and explain the comunidad rules. At check-out we take the keys back and send you photos before the next guests.
Between tenants we recommend what any locksmith in Torrevieja will tell you: change the bombín (lock cylinder) when a long-term tenant leaves, because you do not know how many copies exist. We do it on the check-out visit, 40-60 € in labour plus the cylinder, and the new keys go into the log.
Storms, winter damp and the end of the season
The gota fría storms between September and November are why most Torrevieja owners first call a key holder: a terrace drain blocked with leaves, water under the door of a ground-floor bungalow in El Chaparral, a shutter box letting rain into the bedroom. After heavy rain we go round within a day or two, photograph ceilings, window frames, terrace drain and garage, and tell you whether a plumber is needed; our plumber in Torrevieja can be there the same day.
The winter is quieter but not harmless: a flat closed for six months grows mould on the north wall, so we air it on every visit. The end-of-season close-down does everything in one go: water off, water heater off, fridge emptied and propped open, awnings in, shutters down, post collected, and a final set of photos.

Frequently asked questions
I am abroad and a neighbour says water is coming from my flat in Torrevieja. What happens?
Message us on WhatsApp. If we hold your key, we are at the flat within 20-40 minutes between 8am and 9pm, close the stopcock, photograph the damage and send it to you. A repair is quoted and started only when you agree. The visit is charged as a check, 25-40 €.
How quickly can you take on my keys if I am not in Torrevieja?
Usually within a week. Post the keys by registered mail, tell your current agency or neighbour that we will collect them against a signature, or hand them over on your next visit. We send a photo of the coded tag as soon as the keys are in the cabinet.
What does a monthly check in Torrevieja include?
A walk through every room, taps run and cisterns flushed, shutters tested, terrace and drains checked, meters read, post collected, and a photo report the same day. If something is wrong we tell you what it costs to fix. Monthly checks are 45-80 € a month including the key holding fee.
Can you deal with my comunidad or administrador in Spanish?
Yes. We read the letters that arrive, explain them in English, and reply or call the administrador de fincas (property administrator) in Spanish for you when you ask. We also let in the comunidad's contractor when work needs access to your flat.
Do you do the whole holiday let for me?
No. Listings, bookings, cleaning between every guest and payments are full holiday-let management and we leave it to agencies. We meet guests for check-in and check-out, check the flat afterwards, hold the keys and do the repairs.
