Locksmith
How long does an emergency locksmith take to arrive?
In Valencia, Alicante, Torrevieja and Benidorm we arrive in 20-45 minutes between 8am and 9pm. In Dénia, Jávea, Calpe and Altea, 30-60 minutes. At night it can be a little longer because the on-call locksmith sets off from home; we give you a specific time on WhatsApp before you confirm.
Can you open the door without breaking the lock?
If the door has slammed shut (latch only), yes, in more than 90% of cases. If it is locked or double-locked, it depends on the cylinder: basic ones can be picked, security ones often have to be broken and replaced. We tell you from the photo, before coming out.
How much does it cost to change the lock cylinder?
Labour is €40-60 and the cylinder is extra: from €20 for a standard one and from €35 for an anti-bump cylinder with a security card. On reinforced doors the cylinder has to be measured precisely and sometimes the escutcheon changed too, which can add €20-40. You always get the new keys sealed in their packet.
What do I need to show you before you open the door?
A document proving you live there or own the property: ID with the address, a tenancy agreement, a recent utility bill or, if the home belongs to a relative, a call with them. For holiday lets we ask for the booking confirmation or the manager's contact. Without that we do not open.
How long does a locksmith take to reach my neighbourhood in Valencia?
Between 25 and 45 minutes in any district of the city, 8am to 9pm. Central neighbourhoods such as Ruzafa or El Carmen are usually at the low end because we go by motorbike. For Paterna, Torrent or Alboraya allow 10-15 minutes more. At night the time is similar, but the price goes up to the night rate.

Do you have a 24-hour locksmith in Alicante?
Yes. From 8am to 9pm every day an opening costs 60-90 €. Outside those hours and on bank holidays we attend locksmith emergencies at a surcharge, 90-150 € for an opening. Arrival time at night is similar, 20-40 minutes, because there is no traffic, although in Playa de San Juan in summer it can get close to the maximum.
I have arrived in Torrevieja and cannot find the key to the flat. What do you do?
You message us on WhatsApp with the address and a photo of the lock. We arrive in 20-40 minutes, check you are the owner (deeds, IBI or a bill on your phone, or a neighbour who knows you) and open without damage. By day it is 60-90 €. If you like, on the same visit we change the cylinder and leave you three new keys.
I am a tourist locked out of my apartment in Benidorm. Will you open it?
Yes, in 20-40 minutes. Before opening we need to see your booking (the email or the platform's app) and an ID document, or the owner's or manager's go-ahead by WhatsApp. By day the opening costs 60-90 €; at night, 90-150 €. We give you an invoice to pass on to the owner or your insurance.
Drain unblocking
How much does drain unblocking cost?
Unblocking a kitchen sink, basin or shower costs €70-120; a toilet, €80-140. If the electric spring machine is needed because the blockage is in the downpipe or the inspection chamber, €110-180. At night or on a bank holiday, €130-220. The price is fixed and you know it on WhatsApp before we set off.
Can you come today?
Monday to Sunday between 8am and 9pm, almost always yes. If water is overflowing or you cannot use the toilet, we leave straight away and arrive in 20-45 minutes in Valencia, Alicante, Torrevieja and Benidorm. Outside those hours we have an on-call service with a surcharge; if the blockage is partial, we suggest waiting until morning.
What happens if the blockage comes back after a few days?
Labour carries a 6-month written guarantee. If the same drain blocks again within that time, we come back at no charge and run the camera to see why. If the cause is a break or a back-fall in the pipe, we quote for replacing the section; that is no longer an unblocking job and is charged separately.
Do you use chemicals?
No. Chemical drain cleaners based on caustic soda or acid damage PVC, attack seals and are dangerous when the trap has to be taken apart afterwards. We work with a pressure pump, a hand spring, the electric machine and, if needed, the camera. If you poured any product down before calling, let us know so we can protect the technician.
Can I try to unblock the sink before calling?
Yes, if the water still drains a little. Very hot water with a squirt of washing-up liquid followed by a plunger will shift many recent grease plugs. The steps are in the guide to unblocking a kitchen sink. If nothing drains or it blocks again within a week, the plug is further in and needs the auger.

How much does it cost to unblock a kitchen sink in Alicante?
Between 70 and 120 € with a fixed price agreed on WhatsApp. If the blockage is a long way in and we need the electric auger, it is 110-180 €. The camera, if we use it, is not charged separately when you book the unblocking. There is no weekend surcharge between 8am and 9pm.
How much does a kitchen sink unblocking cost in Elche?
Between 70 and 120 € with the price fixed before we set off. If the blockage is in the horizontal run and the electric machine is needed, 110-180 €. The camera is not charged separately when you book the unblocking. We work Saturdays and Sundays, 8am to 9pm, with no surcharge.
Do you work in English in Orihuela Costa?
Yes, on WhatsApp and on the visit. Russian too. Many of our customers in La Zenia or Villamartín manage the property from the UK, Ireland or Norway; we send them photos and the invoice and they can pay by bank transfer or card.
Roller shutter repair
How much does it cost to replace a roller shutter strap?
Between €35 and €60 with the strap included, and the job takes about 40 minutes. If the winder also needs replacing, or the strap is 22 mm for a large shutter, it can go up by €10-15. If you have several shutters in the same home, the price per unit drops because the call-out is shared.

Can you replace the strap without taking the window out?
On most shutters with an internal box, yes: the inspection hatch is opened, we reach the drum and change the strap from inside. The window or the guide only has to come out when the curtain is off the track or when the box is built in with no hatch. We tell you from the photo.

My shutter will not go up. Can it be fixed or does it need replacing?
It can almost always be fixed. The most frequent causes are the strap wound the wrong way, a bent axle, a seized bearing or dirty guides. We only recommend replacing the shutter when more than half the slats are broken or the axle and box are in poor condition. The repair usually comes to €50-150.

How much does it cost to motorise a shutter I already have?
Between €180 and €320 with the tubular motor, the axle adaptor and the switch or remote included. We need a power point near the box; if there is none, an electrician has to run one first. The motor carries the manufacturer's warranty and the installation 6 months in writing.

How much does a roller shutter strap replacement cost in Valencia?
Between 35 and 60 € with the strap included, in around 40 minutes. The upper price applies to shutters with a built-in box that is hard to open or a recessed winder that needs replacing as well. If the winder works, only the strap is replaced. We tell you from the photo before we come.
How much does it cost to fix a seized aluminium shutter in Alicante?
Between 50 and 120 €. That includes cleaning the salt out of the guides, replacing end caps and brush seals, refitting any slats that have come out and lubricating. If the axle bearings are rusted as well, replacing the axle and pulleys costs 80-150 €. With a photo of the shutter from the inside we give you a fixed price.
How much does a roller shutter strap replacement cost in Torrevieja?
Between 35 and 60 € with the strap included, in around 40 minutes. If the winder is broken too, a new cord or strap plus winder costs 40-70 €. We give you a fixed price from a photo of the winder and of the shutter from the inside, before we come.
The motorised shutter does not respond. Does the motor need replacing?
Hardly ever. First we check the limit switch, the wall switch (which fills with salt on tower balconies) and the motor capacitor. On most visits the shutter is working again without a new motor. If the motor has burnt out, we replace it and give you the price before touching it.
Painters
How much does a painter charge per hour?
A painter charges €20-25 an hour in Valencia and Alicante, and we only use that rate for small jobs: one wall, a ceiling with a stain, a few doors. For rooms and whole flats we quote per m² or per room, so you know the total before we start and are not dependent on how long we take.
How long does it take to paint a 90 m² flat?
Two painters take 2-3 days if it is white on white and the flat is empty. With a colour change, 3-4 days. If gotelé has to be removed and the walls smoothed, 5-8 days because the filler needs to dry between coats. We give you the dates in the quote and let you know if anything changes.
Is the paint included in the price?
Yes. Our prices per m² include washable matt emulsion from Titan, Bruguer or Montó, the filler, the primer and the masking tape and sheeting. If you want a specific paint (an imported brand, a special finish, eco paint), we buy it and charge it at shop price with the receipt.
Do I have to empty the room before you come?
You do not need to empty it, but it helps. We move furniture to the middle, cover it with sheeting and protect the floor. What we do ask is that you take down pictures, curtains and small objects, and empty shelves against the walls. In furnished flats the quote includes that protection time.
How much does it cost to paint a 90 m² flat in Valencia?
Between 800 and 1500 €. The lower end is white over white, an empty flat and walls in good condition; the upper end includes a colour change, lots of holes and cracks or the high ceilings of El Carmen and Ruzafa. The price is fixed before we start from photos and the floor area, and includes paint, protection and cleaning.
How much does it cost to paint a flat in Alicante?
A 90 m² flat costs between 800 and 1500 €. In white, empty and with walls in good condition it stays close to 800-1100 €; with a colour change, gotelé or damp-stained ceilings it goes up. A 12 m² room comes to 180-300 €. We give you a fixed price from photos and the floor area.
Can you paint the apartment between two bookings?
Yes, it is our most common job in Benidorm. A 60-70 m² apartment is painted white in two days with two painters; a 90 m² one in two or three. We need the free dates and the manager's key. We leave it aired and clean for the next check-in.
How much does it cost to paint a 90 m² flat in Elche?
Between 800 and 1500 €. In white, empty and with walls in good condition it stays at 800-1100 €; with a colour change, gotelé or lots of cracks it goes up. The price includes paint, protection, holes and cleaning, and is fixed in writing from photos and the floor area before we start.
Furniture assembly
How much does it cost to assemble a PAX wardrobe?
A two-door PAX costs €70-110 built, levelled and anchored to the wall. A 3-metre PAX with sliding doors and interior fittings (drawers, rails, shelves) usually comes to €150-250 because it takes 4 to 6 hours. We give you the exact price from the photo of the boxes or the article link.

Can you come the same day my IKEA order arrives?
In Valencia and Alicante city, often yes: let us know as soon as you have the delivery date and we reserve the slot. For kitchens and large batches we plan 2-4 days ahead. If the courier is late, we change the time at no charge as long as you tell us before the fitter sets off.

Do you assemble furniture that is not from IKEA?
Yes. We build furniture from Leroy Merlin, Conforama, Bricodepot, Maisons du Monde, Amazon, Kave Home and pieces from a house move with no instructions. If there is no manual, we work it out from experience; for moves, we dismantle at the old address, number the parts and rebuild at the new one.

Do you charge by the hour or per item?
Both, whichever suits you. For familiar pieces (PAX, METOD, ottoman bed, KALLAX, BILLY) we give a fixed price per unit. For mixed batches or furniture from a move we charge €30-40 an hour with a one-hour minimum. Either way you know the price before the fitter arrives.

Does the assembly price include IVA?
Yes. Every price on this page includes 21 % IVA and we always issue an invoice, even for a €40 bookcase. If the furniture is for a rental flat or business premises, the invoice lets you deduct the expense.

How long does it take to assemble a PAX wardrobe?
A single 100 x 236 cm frame with shelves and rails takes a first-timer 2-3 hours; two frames with hinged doors 4-6 hours; a sliding-door PAX 5-7 hours, with two people to raise the frames. We do a 2-door PAX for 70-110 €, levelled and anchored.
Carpenter
How much does it cost to adjust a door that sticks?
Between €40 and €70. If squaring up the hinges is enough, it is at the lower end; if the door has to come off and the edge planed because you have new flooring, at the upper end. If it is several doors in the same home, the price per door comes down because the call-out is charged once.
Can you come today?
For door adjustments, sliding doors and hinges, in Valencia and Alicante city often yes, and almost always the next day. For fitting new doors or flooring we need 3-7 days to plan materials and a full day's work. We work Monday to Sunday from 8am to 9pm.
Do I have to buy the door or the hinges myself?
Whichever you prefer. We carry hinges, sliding door wheels, handles and standard fixings, which we charge at hardware shop prices. Interior doors you can buy yourself at Leroy Merlin or Bricodepot and we fit them (€90-150 per door), or we bring them and charge you with the receipt.
Do you repair old wooden furniture?
Yes, within reason: chairs with loose legs, drawers that do not run, cupboard doors that have dropped, broken shelves, regluing and small patches. We do not restore valuable furniture or do full revarnishing; for that we give you the contact of a restorer. We tell you from the photo whether it is worth doing.
How much does a carpenter in Valencia charge to adjust a door?
Between 40 and 70 € including IVA, labour included. The low end is for a hollow door that only needs the hinges reset; the top end for a solid door that needs planing and the latch checked. If there are several doors in the same flat, the second and following come to 30-45 € each.
How much does a carpenter in Alicante charge for a door that sticks?
40 to 70 € including IVA. If it only needs the hinges reset and the latch adjusted, it stays at the low end. If the door has swollen with the humidity and needs planing and the edge sealing, it is at the top end. Several doors on the same visit drop to 30-45 € each from the second one onwards.
How much does it cost to adjust a door in a Benidorm flat?
Between 40 and 70 € including IVA. If the hinge screws are spinning loose and the door needs reinforcing with dowels and glue, it goes to the top end because it needs drying time and a second fixing. If you manage several flats in the same tower, we group the visit and it drops to 30-45 € per door from the second one.
How much does a carpenter in Elche charge to fix a door that will not close?
Between 40 and 70 € including IVA, labour and small parts included. It is the low end if the hinges just need resetting and the strike plate adjusting; the top end if the door needs planing or the pins replacing with new hinges. Two or more doors on the same visit: 30-45 € each from the second one.

Plumber
How much does it cost to fix a cistern that keeps running?
Between €60 and €110 with the new mechanism included in most cases. In Roca and own-brand cisterns we fit a good-quality universal mechanism; in concealed Geberit units the original part costs more and we tell you beforehand. The job takes 30-45 minutes and the cistern stops running straight away.
Do you come the same day?
Monday to Sunday between 8am and 9pm, in Valencia, Alicante, Torrevieja and Benidorm almost always yes, and with an active leak we arrive in 20-45 minutes. In Dénia, Jávea, Calpe and Altea, 30-60 minutes for emergencies and within 24 hours for everything else. At night or on bank holidays there is an on-call service with a surcharge.
What should I do while I wait for the plumber if there is a leak?
Close the home's stop valve, which is usually in the kitchen, the bathroom or next to the meter on the landing. If it will not close or you cannot find it, close the isolation valve on the fixture that is leaking. Put down a bucket and towels, and send us a photo of the leak so we bring the right part.
Can I buy the tap myself and have you just fit it?
Yes, that is the most common arrangement. Buy the tap wherever you like (Leroy Merlin, Bricodepot, Amazon) and we fit it for €45-80 with new flexi hoses included. If you are not sure which tap suits your basin or sink, send us a photo and we tell you the size and type before you buy.
How long does a plumber take to reach my flat in Valencia?
Between 25 and 45 minutes in most neighbourhoods, 8am to 9pm every day. Benimaclet, Ruzafa or Campanar are usually at the short end; the neighbourhoods furthest from the centre, at the long end. Outside those hours we only attend leaks that cannot be shut off, with an emergency surcharge.

How much does it cost to fix a dripping tap in Alicante?
Between 40 and 70 € with the price fixed before we start. If the tap is a two-handle type with scaled-up washers, the repair comes in at the lower end; if it is a single-lever tap with a ceramic cartridge, the cartridge is included for most common models. If the body is pitted by limescale, we suggest replacing it: labour is 45-80 €.

How long does a plumber take to reach Elche?

Can you repair between one guest leaving and the next arriving?
Yes, it is what we do most in Benidorm. If you message us in the morning with the photo, we come during the cleaning slot, fix it and send you a photo and the invoice. If the part is unusual (concealed cistern, designer tap) we tell you beforehand so you can decide whether to block the booking.

Fly screens
How long does a made-to-measure fly screen take to make?
Between 3 and 5 working days from when we measure, for sliding and roller screens in white or silver. Pleated screens and special colours take 7-10 days. Repairs (mesh, rollers, seals) are done in the same visit because we carry the materials with us.
Can I buy the fly screen at Leroy Merlin and have you just fit it?
Yes. We fit fly screens bought at Leroy Merlin, Bricodepot or online for €25-45 per unit, depending on the type. We suggest sending us a photo of the window before buying, to check that the measurements and the fixing system suit it, because cut-to-size kits do not work in every opening.
Which fly screen stands up best to salt air on the seafront?
A sliding or roller screen with a powder-coated aluminium profile, stainless steel rollers and PVC-coated fibreglass mesh. Avoid nylon rollers on an iron axle and galvanised screws, which rust within two summers. Rinsing the mesh with fresh water once a month makes it last far longer.
Do you have fly screens for tilt-and-turn windows?
Yes. The usual answer is a vertical roller screen fitted outside the frame, which lets the window open and tilt without touching the mesh. If the facade cannot be drilled, we fit a fixed screen with a clip-on frame over the window profile, removable for cleaning.
How much does a made-to-measure fly screen cost fitted in Alicante?
A sliding screen for an aluminium window, 45 to 80 € including IVA, fitted. A vertical roller screen for a casement window, 75-130 €. A pleated screen for a terrace door, 160-260 €. How much does a pleated fly screen cost for a villa porch in Dénia?
Between 160 and 260 € including IVA and fitting, depending on the width. A 2 m single-leaf opening is at the lower end; a 3 m double-leaf one with a central closure, at the upper end. Shower screens
How much does it cost to fit a shower screen bought at Leroy Merlin or IKEA?
Between €90 and €140 for a front sliding screen and between €110 and €170 for a corner screen, with anti-mould silicone and stainless steel fixings included. If the old one has to be removed, add €50-65. The price is fixed before we start and does not change even if the fitting turns out to be awkward.

How long do I have to wait to use the shower after resealing?
A minimum of 12 hours; better 24 if the bathroom has no window. Silicone cures with the moisture in the air and, if it gets wet too soon, it peels at the edge and the job has to be redone. We leave the bathroom ventilated and tell you the time from which you can shower.

Can you replace just the rollers without replacing the screen?
Yes, that is the most common job. A set of rollers costs €45-80 fitted and the door slides like new again. What is not worth doing is replacing rollers on a screen with bent profiles or glass chipped along the edge, and we tell you so during the visit.

My screen leaks at the bottom, is it the silicone?
In most cases it is the drip seal along the bottom of the door, which hardens with limescale and stops closing against the tray. It is replaced for €40-70 together with a reseal. If the seal is fine and water still gets out, we check the joint between the tray and the wall before touching anything.

How much does it cost to fit a shower screen in Valencia?
A front sliding screen, between 90 and 140 € including IVA, labour, wall plugs, screws and silicone. A corner screen, 110-170 €. If the old one has to be removed and taken away, 50-65 € more. You supply the screen (Leroy Merlin, IKEA, Bricodepot, online) or we tell you which one to buy for the size of your tray.

Does the shower screen fitting price include IVA?

Awnings
How much does it cost to replace the fabric on a folding-arm awning?
Between €150 and €300 with the fabric included for awnings up to 4 m wide, in 300 g solution-dyed acrylic. Above 4 m, or with micro-perforated or PVC fabric, the price rises by the metre. If the awning has a cassette, removing it adds half an hour's work.
Can you fit an awning I bought at Leroy Merlin or online?
Yes. We fit folding-arm, cassette and vertical awnings of any brand for €120-220 in labour, including chemical anchors and stainless steel fixings. Before buying, send us a photo of the wall: the 4-5 m awnings from the big DIY chains usually come with brackets for solid brick, and many facades on the coast need reinforcing.
How long does a made-to-measure awning take to make?
Between 7 and 12 working days for folding-arm, cassette and vertical awnings with fabric from the catalogue. Sails with posts and colours outside the standard range can take up to 15 days. In May and June lead times stretch because the whole coast orders awnings at once; if you can, order in March or April.
Can a manual awning I already have be motorised?
On most folding-arm awnings, yes. We replace the crank gearbox with a tubular motor inside the roller tube and connect it to a nearby socket. It costs €250-420 with motor and remote control. If the tube is an unusual diameter or rusted inside, it has to be replaced too.
How much does it cost to replace awning fabric in Valencia?
Between 150 and 300 € with acrylic fabric included for awnings up to 4 metres wide. Above that size, or if you want micro-perforated fabric or a made-to-measure valance, the material costs more. With a photo and the width we fix the price before we come, and it does not change when we finish.
How long does awning fabric last in Alicante with the sun and salt air?
Good-quality acrylic fabric lasts 7-10 years facing north or east and 5-7 facing west on the seafront. You notice it first in the colour and then in the stiffness of the fabric. Retracting it when it is not needed and rinsing it with fresh water twice a year adds a couple of seasons to that life.
How much does it cost to put an awning on a terrace in Elche?
Labour for fitting a folding-arm awning costs 120-220 €, with fixings included. You buy the awning wherever you prefer, or we advise on sizes and models. If you want a motor with remote, motorising costs 250-420 € with the motor included. With a photo of the opening and the measurement we give you a fixed total.
Which awning copes best with the wind on a high floor in Benidorm?
A vertical awning with side guides or a drop-arm awning, because the fabric is held on both sides and does not act as a sail. Folding-arm awnings are fine up to the 5th or 6th floor if they are retracted in wind; above that we recommend a wind sensor or a change of type.

How much does it cost to mount a TV on the wall?
Between €50 and €70 for a TV up to 55 inches on a fixed bracket, and between €80 and €120 for a 65 to 85 inch set or an articulated bracket. The price includes fixings suited to the wall, levelling and clean-up. The bracket is not included; if you like, we buy it at shop price.
Can a TV be mounted on a plasterboard wall?
Yes, with metal plasterboard anchors for TVs up to 25-30 kg on a fixed bracket, and fixing into the metal studs or a load-spreading plate for articulated brackets and big screens. What does not hold is the plastic plugs in the box. We locate the studs with a detector before drilling.
Can you hide the TV cables?
Yes. The quick option is paintable trunking glued or screwed from the TV down to the socket (€15-25). On plasterboard we can run the cables inside the wall between two flush boxes (€40-60) as long as the socket and aerial point already exist, because we do not do new electrical installations.
Do you do electrical work to hang a light?
We replace one light fitting with another at an existing lighting point, with the power off and new connector blocks. We do not add new lighting points, chase walls or touch the consumer unit, because that requires a licensed electrician with a certificate. If you need that, we put you in touch with an electrician we trust.
Small building works
How much does a builder charge per hour in Valencia or Alicante?
Between €30 and €40 an hour including VAT, with a two-hour minimum, for small works that need no licence. Materials (filler, tile adhesive, grout) are charged separately at trade price. For defined jobs such as replacing tiles or regrouting a bathroom we give a fixed price, which usually works out better than paying by the hour.
Can you replace a broken tile if I do not have a spare?
Yes. We look for an identical or very similar tile at warehouses in Valencia and Alicante, and if it has been discontinued we suggest replacing a whole strip with a contrasting tile, which looks better than a mismatched patch. Another option for small damage is to cover the hole with a trim or cover plate.
How long does regrouting take to dry before I can shower?
With cement-based grout, 24 hours before getting it wet; with epoxy, 12-24 hours depending on the manufacturer. Silicone around the tray or bath needs 24 hours in a bathroom with no window. We do the job in the morning so you can use the shower the next day.
Do you do full bathroom renovations?
No. We do small works that need no licence: replacing loose tiles, regrouting, filling holes, repairing cracks, swapping a bath for a shower tray. Retiling a whole bathroom, changing the layout or touching the soil stack is a renovation and we put you in touch with a company we trust.

Does the price include IVA?
Our part (screen, tap, sealing, regrouting) includes 21 % IVA and comes with an invoice. The building work is invoiced by the renovation company; in homes over two years old the reduced 10 % rate can apply if materials do not exceed 40 % of the total, which they will tell you in their quote.

How much does a handyman cost per hour?
The first hour costs €35-45 including VAT, and each following hour €28-35. A half day of four hours comes to €120-150 and a full day €220-280. Materials are charged separately at hardware shop prices. If the list is clear, we give a fixed total price before coming out.
Is there a minimum number of hours or a minimum charge?
The minimum is one hour, which is the first hour at €35-45. If the job takes 20 minutes you pay the full hour, so it makes sense to make the most of the visit with two or three more things. There is no call-out fee in Valencia and Alicante city if you accept the quote; if you decide not to do anything after the visit, it is €25 in the city and €35 elsewhere.
What does a handyman by the hour not do?
New electrical installations, consumer units and certificates; gas, boilers and water heaters; air conditioning with refrigerant gas; renovations and works needing a licence. All of that is done by a licensed professional and we put you in touch with one. We do replace sockets, lights, taps, traps, roller shutters and fly screens, and we assemble furniture.
Do I have to be at home during the visit?
Not necessarily. We work every day for owners who live abroad: we collect the key from an agency, the concierge or a key safe, work through the list, send you before-and-after photos and lock up. We can also arrange the time with the tenant if you give us their number.

Key holding
How do I get my keys to you if I am not in Spain?
Three ways: hand them over on your next visit, send them by registered post to our office, or tell your current key holder, agency or neighbour that we will collect them against a signature. In every case you receive a receipt and a photo of the coded tag the same day.
What does a key holding service cost on the Costa Blanca?
Key holding on its own is 60-120 € a year. Each visit is priced separately: a check with photos or letting a tradesman in up to an hour 25-40 €, a guest check-in or check-out 30-50 €, arrival preparation 35-60 €, a monthly check with key holding included 45-80 € a month, all with IVA (VAT) on the invoice.
What is in the photo report after a property check?
A photo of every room, the terrace or garden, the meters, under the sinks and around the water heater, plus a close-up of anything that looks wrong, with a few lines in English on what we found and what we suggest. It arrives by WhatsApp or email the same day.
Do you manage holiday lets?
Not the full service. We do not list, take bookings, clean between guests or collect payments. We do meet guests for check-in and check-out, check the flat afterwards and handle repairs, which is what many owners who use a booking platform themselves actually need.
My tenant in Alicante says the boiler is leaking. Can you go and look today?
Yes, if we hold your key or the tenant is in. We are there in 20-40 minutes from 8am to 9pm, photograph the leak and the meter, close the stopcock if needed and tell you whose job it is. Plumbing goes to our plumber, a gas boiler to a licensed partner. Charged as a check, 25-40 €.
I am abroad and a neighbour says water is coming from my flat in Torrevieja. What happens?
Message us on WhatsApp. If we hold your key, we are at the flat within 20-40 minutes between 8am and 9pm, close the stopcock, photograph the damage and send it to you. A repair is quoted and started only when you agree. The visit is charged as a check, 25-40 €.
We let our townhouse in La Zenia ourselves. Can you just do the handovers?
Yes. Send us the calendar and we meet guests for check-in (30-50 €), take the keys back at check-out and send photos of every floor before the next arrival. We hold the keys under a coded tag between stays. Cleaning, listings and payments stay with you or your agency.
