Plumbing faults in Orihuela Costa: hard water, empty months and the sun
Orihuela Costa was built in the 1990s and 2000s as urbanisations of bungalows, quads and townhouses with gardens and communal pools, mostly owned by British, Irish and Norwegian families here for part of the year. That produces a particular list of plumbing faults, the same every spring in Villamartín, La Florida, Los Dolses and Las Filipinas.
The water is hard. A cistern left standing from October to Easter scales up: the float sticks, the flush seal hardens and the cistern runs non-stop or will not fill. Single-lever taps squeal and drip at the first turn. The braided flexi hoses under the sink and behind the toilet corrode in the salty air and burst, usually when nobody is home, which is how the neighbour in the quad below gets a wet ceiling.
Outside, the garden tap cracks, the washing machine tap on the solana (utility terrace) seizes, and in summer the holiday-let kitchens in Playa Flamenca and Punta Prima block with grease. Toilets block with wipes.

When the job is more than a tap: comunidad, holiday lets and what we do not do
In the quads and townhouse blocks a leak often crosses a boundary: your shower tray is over the neighbour's kitchen. We find where the water comes from, photograph it and, if it is communal, phone the administrador in Spanish, so the comunidad de vecinos (residents' association) picks up the bill rather than you. Holiday-let owners: we work with your manager or cleaner directly, so a guest's blocked toilet on a Saturday does not wait for you to wake up in Dublin.
What we do not do: gas, gas water heaters, boilers and heating, which need a licensed installer, and water certificates for new supply connections; we refer those to our partner. A pipe inside a tiled wall we do repair, quoting the plumbing and the tiling separately so you see both before anything is opened.

How quickly can a plumber get to La Zenia or Villamartín?

My cistern has been running since I arrived. Is it a big job?
No. It is nearly always limescale on the float or a hardened flush seal after the winter. We replace the complete mechanism for €60-110, part included for most makes, in one visit. Until we arrive, shut the small valve on the pipe feeding the cistern, the lever or tap on the wall behind the toilet.
Can you do the repair while I am in the UK?
Yes, this is most of our work in Orihuela Costa.
