The plumbing emergencies we attend most, and what to do while you wait

Burst flexi hose or stopcock. The braided hoses under sinks and behind toilets corrode in the salty air and let go without warning, usually while you are out. We replace them with stainless steel and fit a quarter-turn ball valve so next time shutting off takes ten seconds. A hose or stopcock swap is usually done within the first hour of labour (€35-45) plus the part.

Water coming through the ceiling. In blocks of flats it nearly always comes from the flat above: a cistern overflow, a shower tray seal or a washing machine hose. We locate the source, stop it and give you a photo report for the insurer and for the comunidad de vecinos (residents' association) if the pipe is communal.

Cistern that runs non-stop. Not dramatic, but it wastes hundreds of litres a day and the next water bill is the real emergency. It is nearly always a scaled-up float or a flush seal that no longer closes; we replace the whole mechanism for €60-110, part included for Roca and most makes. If you want to try first, there is a guide to a cistern that keeps running.

Toilet or shower blocked and overflowing. Especially in holiday lets in August. A toilet unblocking costs €80-140, a sink, basin or shower €70-120, and a deep blockage needing the spring machine €110-180. More on the drain unblocking page.

  • Close the main stopcock (llave de paso): under the kitchen sink, behind the bathroom door or in the meter cupboard on the landing or at the urbanisation gate.
  • If the leak is near an electric water heater, switch it off at the fuse board.
  • Put a bucket under the drip and move anything electrical away.
  • Photograph the leak and the damage before anything is moved; your insurer will ask.
  • Do not pour chemical drain cleaner into a blocked toilet: it makes the water dangerous for whoever works on it next.

What an emergency plumber costs: day, night and weekends

Between 8am and 9pm, seven days a week, there is no emergency surcharge: Sunday afternoon costs the same as Tuesday morning. The surcharge only exists outside those hours, and you hear the figure on WhatsApp before we set off, never on the doorstep. The same ranges are on our plumber prices page.

How an emergency call works with us

  • 1. Photo and address on WhatsApp. A photo of the leak and a short description in English is enough. If you cannot find the stopcock, send a photo of the cupboard and we will guide you.
  • 2. Fixed price before we move. We reply with a firm price and an arrival time. Accept it and there is no call-out fee; if we come to look and you decide against it, the trip is €25 in Valencia or Alicante city and €35 elsewhere.
  • 3. Repair, payment, invoice. Our vans carry Roca and universal mechanisms, cartridges, stainless hoses and valves, so most visits are finished in one go. You pay on completion by cash, card, Bizum or transfer and receive an invoice with IVA (VAT) and a 6-month written guarantee on labour.

When the emergency is bigger than a plumber

Some leaks are not yours to fix. If the water comes from the communal downpipe (bajante) or the riser, the comunidad is responsible and its insurance pays. We identify it, photograph it and, if you want, phone the administrador in Spanish, so you are not translating technical words at 9pm. Many Spanish home insurance policies send their own plumber for the first visit, and we will tell you honestly if it is cheaper to wait for them.

Some jobs we do not do, by law. Gas, gas water heaters, boilers and heating need a licensed installer, and we refer you to our partner. An electric water heater leaking at the hose or the safety valve we repair; one that does not heat is an electrician's job. A leak inside a tiled wall is still us, quoted as plumbing plus small building works so you see both parts of the price before anything is opened.

Emergency plumber coverage: where we are based

We have plumbers based in Valencia, Alicante and the Vega Baja, so the same-day promise holds on a Saturday in August. From those bases we cover Valencia and its ring, Alicante with San Juan and El Campello, Elche and Santa Pola, Torrevieja with Orihuela Costa and Guardamar, and Benidorm with Villajoyosa and Albir.

Up the coast the drive is longer, so expect 30-60 minutes to Dénia, Jávea, Altea, Calpe, Moraira and Benissa. The full list of jobs, and what we leave to licensed trades, is on the plumber page.

Frequently asked questions

Do you really come out at night?

Yes, for leaks that cannot be stopped at the stopcock or a blocked toilet when it is the only one. The night or bank holiday call-out is €90-160 for plumbing and €130-220 for a drain emergency, confirmed before we leave. If the water can be shut off, we will honestly suggest waiting until 8am and paying the daytime price.

How fast can an emergency plumber get to me?

In Valencia, Alicante, Torrevieja and Benidorm, 20-45 minutes between 8am and 9pm. In Dénia, Jávea, Calpe and Altea, 30-60 minutes. On WhatsApp we give you a specific arrival time, not a window, and if we are running late you hear it from us first.

Is there a call-out fee for an emergency?

Not if you accept the fixed price we send on WhatsApp. If you would rather we came to diagnose and then decide not to repair, the trip is €25 in Valencia or Alicante city and €35 elsewhere. There is no separate diagnosis charge.

I cannot find the stopcock. What do I do?

In flats look under the kitchen sink, behind the bathroom door, or in the meter cupboard on the landing with the flat number on it. In bungalows and villas it is usually by the water meter at the gate. Send a photo of what you see and we will guide you while the plumber is on the way.

Will the invoice be valid for my insurance claim?

Yes. The invoice carries IVA (VAT), our tax number and a description of the fault and repair in Spanish, which is what Spanish insurers and the administrador ask for. We also send the before-and-after photos from the visit, which speeds up most claims.
