Plumbing in Calpe: towers on the beach, villas on the hill, homes closed half the year
Calpe has two kinds of plumbing problem. In the apartment towers of Playa de la Fossa and Arenal-Bol the faults are old Roca cisterns, galvanised stopcocks that no longer close, hoses eaten by the salt air and shower drains full of hair after a season of lets. A leak in a tower involves the flat below and the comunidad de vecinos (residents' association), and the paperwork matters as much as the repair.
In the villas of Maryvilla, La Canuta, Cometa, Gran Sol, Empedrola and Oltá the problems are outside as much as inside: garden taps cracked in a cold January week, a pressure reducer that has given up, and the long pipe run from the meter at the gate to the house, where a hidden leak shows up only on the water bill.
Both share one cause: the home was closed from October to Easter. Limescale sets in standing water, seals dry out and the first week after arrival is when everything fails at once, which is why much of our Calpe work is booked by German, Dutch and Swiss owners for the week before they arrive.

When the job is bigger than it looks, and what we do not do
The first thing that turns a quick visit into a longer one is the leak in a tower that is not in your flat: the water comes from the riser or the flat above, and the repair belongs to the comunidad or the neighbour. We find the source, photograph it and phone the administrador in Spanish, so you are not translating "bajante" at 8pm. The second is the hidden leak on a villa's supply run: that needs a pressure test and sometimes a trench, and we tell you from the start whether it is a plumber's afternoon or a job for a digger.
The third is the water heater. An electric one leaking at the hose or the safety valve we repair; one that does not heat is an electrician's job. Gas water heaters, boilers and heating need a licensed installer and we refer them to our partner, as we do water certificates and pool plant.
A pipe inside a tiled wall we do open and repair, quoting the plumbing and the tiling separately so you see both halves of the price before any tile comes off.

How long does a plumber take to reach Calpe?
30-55 minutes between 8am and 9pm, seven days a week. We send an arrival time on WhatsApp before you confirm. Outside those hours we go out only for leaks that cannot be stopped at the stopcock, at the night rate of €90-160.
Can you check the flat before we arrive from Germany?
Yes, it is our most common Calpe booking. Leave the key with the agency or the portero, give us a date, and we open the water, run the taps, flush the cisterns, check hoses and water heater and fix what is leaking, then send photos and the invoice. You pay by transfer.
The stopcock in my La Fossa flat will not close. Is that an emergency?
Not yet, but it will be the day a hose bursts. Old galvanised stopcocks seize open with limescale. We fit a quarter-turn ball valve, usually within the first hour of labour, €35-45 plus the valve. If the meter valve in the communal cupboard is also stuck, we tell the portero.
Do you charge a call-out fee in Calpe?
Not if you accept the fixed price we send on WhatsApp. If you would rather we came to look first and then decide not to repair, the trip is €35. Sundays and bank holidays between 8am and 9pm cost the same as a weekday; only night work carries a surcharge.
My water bill has doubled but nothing is visibly leaking. Can you find it?
Usually. We start with the meter: if it turns with every tap closed, water is going somewhere. In a flat it is nearly always a cistern running silently into the pan; in a villa, the supply run from the meter or the irrigation. Cistern leaks are fixed on the first visit for €60-110; a buried leak gets a pressure test and a written estimate before anything is dug.
