What painters in Moraira are asked to do

Moraira is villa country: white render, big terraces, a pool and an owner from the Netherlands, Germany or the UK who comes a few weeks a year. Most of our work is getting those houses back to white: walls dulled by sun, the ring of damp above the shower, holes from the previous owner's pictures, a terrace wall where the paint has chalked. We also paint between tenants in the holiday lets of Pla del Mar and El Portet, where the house has to look new in a week.

Teulada and Benissa old town are a different job. Thick walls, lime render and ground floors that take up damp from the street, so the paint bubbles half a metre up and flakes. Here we use a breathable lime or silicate paint, not plastic emulsion, which seals the wall and pushes the damp higher. If salts come through faster than the wall can dry, the fix is in the wall, and we say so.

On the Benissa coast, at La Fustera, Montemar and Baladrar, the salt air does the damage: render goes grey and powdery, cracks open at window corners, railings rust from the welds. We wash, fill, prime and finish with masonry paint and rust-inhibiting enamel on ground floors, porches and garden walls. Two-storey facades with scaffolding we leave to a building firm.

Prices for painting in Moraira, Teulada and Benissa

The price per square metre is the same as in Jávea and Calpe; distance does not change it. A 12 m² bedroom has about 45-50 m² of wall and ceiling and costs 180-300 €; a 90 m² flat or bungalow in white 800-1500 €. Villas over 150 m² are quoted room by room. Paint, masking, floor protection, small repairs and clean-up are included. No call-out fee if you accept the quote; a visit you then decide against costs 35 €.

How we work from Jávea and Calpe

• Send photos by WhatsApp: each room from the door, any damp or cracks, and the floor area. We answer in English, Spanish or Russian with a fixed price and the number of days.
• We arrive from Jávea or Calpe in 30-60 minutes, between 8:00 and 21:00, with the key from your agency or neighbour if you are abroad. Masking, floors covered, holes filled, mould treated, two coats.
• Photos of the finished rooms and the invoice by email. Pay by transfer from home, or by card or cash here. Six months of written guarantee on the paintwork.

What changes the quote

Up: mould to treat first, dark colours that take three coats, vaulted ceilings in the Cumbre del Sol villas, exposed beams, houses full of furniture and walls with many old holes. Down: an empty house, white on white, sound walls and several rooms on consecutive days. Exterior walls are quoted after a visit or very good photos, because the preparation decides the price.

When paint is not the answer

Rising damp in a village house, render that sounds hollow or drops off in sheets, diagonal cracks that have opened since your last visit, or a ceiling that is wet rather than stained: all need someone other than a painter first. We paint what can be painted, use breathable products where the wall must keep drying, and give you the name of a building firm for the rest.
