What painters in Jávea get asked for: render, sea damp and gotelé

Most villas in Jávea have rendered walls, old lime render or a 1990s monocapa (single-coat coloured render). The south side bleaches and cracks; the north side facing the Montgó grows algae and black streaks under the gutters. We wash, treat the algae, fill the cracks with an elastic filler and paint with a breathable masonry paint on ground floors, garden walls, porches and plinths reachable from a ladder or a small tower. Facades that need scaffolding are not our job.

In the flats around the Arenal and the Puerto the problem is inside. Sea damp gets into north-facing bedrooms, condensation runs down the walls in winter, and by spring there is black mould in the corners and paint lifting along the skirting. We clean with fungicide, prime with a stain blocker and finish with anti-mould paint. If the wall is still wet when we arrive, we tell you before painting.

The third job is gotelé. Buyers who have just completed on a flat in the Arenal or a villa in Tosalet built before 2000 want the texture gone. We scrape it off plaster, skim over it where it was painted with plastic paint, then fill, sand, prime and paint. It is the dustiest job we do and the one that changes a room most.

Painters in Jávea: prices per square metre

We price per square metre of wall and ceiling, including paint, masking, floor protection, small hole repairs and clean-up. A 12 m² bedroom has roughly 45-50 m² to paint and costs 180-300 €; a 90 m² flat in white 800-1500 €. Villas over 150 m² are quoted room by room. No call-out charge if you accept the quote; a visit you then decide against costs 35 €.

How we work with Jávea owners, here or abroad

• Photos of each room by WhatsApp, the floor area and white or colour. We reply in English, Spanish or Russian with a fixed price per m² and the number of days.
• We come between 8:00 and 21:00, with the key from your agency or neighbour if you are away. Masking, floors covered, repairs, primer, two coats, windows left open.
• Photos of the finished rooms, invoice with IVA, payment on completion. Six months written guarantee: a patch that flakes or a stain that comes through, we come back.

What moves the price up or down

Up: mould to treat first, strong colours needing three coats, ceilings over three metres (common in La Lluca and Cansalades), exposed beams, and furnished houses where large pieces cannot be moved out. Down: an empty house, white over white, sound walls and several consecutive days. Exterior render is quoted per m² after a visit, because the washing and crack filling decide the price.

When the job is bigger than a coat of paint

Three situations where we stop and tell you. Render that sounds hollow or comes away in sheets is a building repair. Diagonal cracks wider than two or three millimetres from window corners mean the house is moving. Damp that is still wet at the foot of ground-floor walls in the Puerto points to rising damp or a leaking terrace above. We paint what can be painted and refer you to a building firm for the rest; we do not waterproof terraces, replace render or work from scaffolding.
