Builders in Torrevieja: the small jobs we do most
Torrevieja is 1980s and 90s apartments and bungalows, and thirty years of sun, salt and empty winters show in the finishes. Terrace tiles lift because the adhesive has let go: one goes hollow, then cracks, then water gets under the next. We take up the loose ones, scrape out the old bed, re-lay on a flexible exterior adhesive and regrout.
Inside, the work is holes and chases. The electrician, the plumber and the air-conditioning fitter all leave a hole and none of them fills it. We fill chases with mortar, patch plaster, rebuild chipped corners with a corner bead and leave the wall flat for paint.
In bathrooms it is grout and silicone. The grout in a 1990s shower goes black and the silicone around the tray turns orange and lets water behind it. We rake out, regrout with a mould-resistant grout, strip and reseal, a day's work for a whole bathroom. And damp patches: once the plumber has stopped the leak, we cut out the blown plaster, let it dry and replaster.

What needs a licensed builder, and what does not
In Spain anything that changes the structure, the layout or the outside of a building needs a licencia de obra (building permit) from the Ayuntamiento, and in a block the comunidad de vecinos (residents' association) must agree to anything touching the facade, the terrace or shared pipes. Those jobs go to a registered building company: knocking through walls, enclosing a terrace, moving a bathroom, structural cracks, and anything involving gas, boilers, new electrical circuits or air-conditioning refrigerant.

Damp patches: when to fill and when to wait
